

How to rent space in the China Mart?
Complete and Sign our China Mart "Pre-Leasing Agreement"
1. Pay 20,000 RMB Ticket Commitment Fee to "Canton Fair I/E CO., LTD." to Reserve Space
2. Select location and “move-in date” in the China Mart then sign Lease Agreement with China Mart Los Angeles LLC within 10 days.
3. Within 3 days after lease is signed, tenant makes a non-refundable Good Faith Deposit equal to 10% of the first year’s rent paid to China Mart Los Angeles LLC bank account in Los Angeles. This Good Faith Deposit is applied to the first year’s rent.
4. For those tenants needing the L-1 process, tenant shall pay to China Mart Los Angeles LLC an additional USD$3,000 to set-up a California corporation and bank account in Los Angeles to begin L-1 process. For details please check the document for specific L-1 steps.
5. Forty-five (45) days prior to the “move-in date” the tenant will pay to China Mart Los Angeles LLC 45% of the total rent due for the first year (not including the previous Good Faith Deposit).
6. Ten (10) days prior to the “move-in date” the tenant will pay to China Mart Los Angeles LLC the balance of all rent due for the first year.
REMARK FOR THE STANDARD SETUP:
A: The 20,000 RMB Ticket Commitment Fee grants a Chinese company the right to move in and select location in the China Mart. ?A Chinese company shall adhere to this Standard Setup to make sure the process is carried out smoothly.? Otherwise these rights will not be reserved.? The Ticket Commitment Fee is NON-REFUNDABLE. However, if the Setup is impeded by immigration objection or uncontrollable factors (for example,? the L-1 visa is rejected or other matters), and the Chinese company gives up on future attempts and can not move in for issues beyond its control, the Ticket Commitment Fee will be FULLY REFUNDABLE.
B: The USD$3,000 set-up charge for the California corporation and bank account is NON-REFUNDABLE.
C: The Good Faith Deposit is refundable, if it is believed it is not safe to submit an L-1 application and/or if the L-1 is turned-down within thirty (30) days, due to immigration objection, or other unpredictable and uncontrollable factors.
D: Once all information about the parent and U.S. subsidiary companies for each L-1 application is supplied by parent company to China Mart Los Angeles LLC, additional fees and charges to file and process an L-1 visa application will be required. These additional fees, including U.S. government filing fees may be about USD$6,500 or more for complicated cases.
